September is commonly recognized as Mold Awareness Month, making it the perfect time to talk about one of the least welcome houseguests around. Mold does not knock, wipe its feet, or wait for an invitation. Give it a little moisture, a suitable surface, and enough time, and it may settle right in.
While mold is a natural part of the environment, indoor mold growth can affect the air you breathe and potentially your health. It can also find its way into HVAC equipment and ductwork, where moving air may help carry mold spores to other areas of a building.
The good news? Understanding how mold grows, and what your HVAC system has to do with it, can help you keep this unwelcome visitor from getting too comfortable.
Mold 101: Small Spores, Big Personality
Mold is a type of fungus that reproduces by releasing tiny spores into the air. Mold spores exist both indoors and outdoors, so completely eliminating them is nearly impossible. Problems begin when those spores land in an area with enough moisture to support growth.
Leaks, flooding, condensation, high humidity, and poor ventilation can all create mold-friendly conditions. According to the U.S. Environmental Protection Agency, moisture control is the key to mold control. Water-damaged materials should generally be dried within 24 to 48 hours to help reduce the chance of mold growth.
In other words, mold may be the troublemaker- but moisture is usually the one letting it through the door.
How Does Mold Affect Indoor Air Quality?
Most of us spend a significant amount of time indoors, which makes the quality of indoor air especially important. When mold grows inside a home or building, it may release spores and other particles into the surrounding air.
People can react to mold differently. Some may experience no noticeable effects, while others may develop symptoms such as:

- Cooling coils: Condensation naturally forms as warm air passes over a cold evaporator coil. When the area is not draining or drying properly, moisture may remain.

- Duct leaks: Leaky duct connections may pull humid air into the system or allow condensation to form around cold surfaces.
- Wet duct insulation: Insulation can become damp because of leaks, condensation, flooding, or improper installation.

The HVAC system’s job is to move air throughout the building. If mold begins growing on a coil, inside an air handler, in a drain pan, or within the duct system, that same airflow may help distribute spores and particles. The EPA recommends promptly investigating known or suspected mold growth in HVAC ducts or other system components.
Signs That Mold May Be Crashing the Party
Mold is not always easy to spot, especially when it is hiding behind walls or inside HVAC components. However, a few clues may signal that it is time for a closer look:
- Visible discoloration near vents or HVAC equipment
- Water stains around ceilings, walls, or registers
- Condensation on vents or ductwork
- Standing water near the air handler
- A history of leaks, flooding, or excess indoor humidity
- Unexplained allergy-like symptoms that seem worse indoors
A musty smell does not automatically confirm mold, and a dark spot is not necessarily mold just because it looks suspicious. A trained professional can inspect the system, identify moisture problems, and help determine the appropriate next steps.
Cleaning Alone Is Not the Whole Answer
When mold is found in an HVAC or duct system, the first priority should be identifying and correcting the source of moisture. Otherwise, the mold may return.
Depending on the location and extent of the problem, the solution may involve repairing leaks, clearing a condensate drain, correcting humidity problems, servicing HVAC equipment, professionally remediating affected areas, or cleaning certain hard-surface duct components.
Simple Ways to Make Your Home Less Inviting to Mold
You do not need to spend September staring suspiciously at every air vent. A few practical habits can help keep moisture and mold under control throughout the year:
- Repair leaks promptly. Check plumbing, roofing, windows, and HVAC components for signs of unwanted water.
- Keep humidity in check. Use ventilation, air conditioning, or a dehumidifier when needed.
- Maintain the HVAC system. Routine inspections can catch clogged drains, dirty coils, damaged insulation, and other moisture-related concerns.
- Change air filters regularly. Use the filter recommended for your HVAC system and follow the appropriate replacement schedule.
- Watch the condensate drain. Make sure water is draining properly and not collecting in or around the system.
- Inspect after water damage. Flooding, leaks, or wet building materials should be addressed and dried as quickly as possible.
- Pay attention to odors. A recurring musty smell deserves investigation, even when visible mold is nowhere to be found.
Give Mold Its Eviction Notice
Mold Awareness Month is a helpful reminder that healthy indoor air begins with a dry, well-maintained environment. Mold spores may be impossible to eliminate completely, but controlling moisture can make it much harder for them to unpack their bags and move in.
Routine HVAC maintenance, professional inspections, proper moisture control, and duct cleaning when conditions warrant it can all be part of a thoughtful indoor air quality plan. Find the moisture source, have the full system evaluated, and address the underlying problem.
